Letting your property can be stressful so it is important to choose an agent you can trust who will make this process as smooth as possible. We at Normans Property Group, aim to eliminate the stress and make the experience as easy as possible.


We also understand that choosing your agent may be a difficult decision to make when you have several agents within your locality to choose from.


Normans Property Group provides a range of letting and management services based on the experience, skills and expertise of our lettings team. 


As members of The Property Ombudsman, you can be assured that we have a detailed understanding of the lettings and management sector and will ensure that you are given the best possible service.


Over the last few years and, following the introduction of the 1988 Housing Act which offers greater protection and possession rights to Landlords, there has been a resurgence in the lettings market.


People from all walks of life are looking to become involved in the rental market whether Investors, Companies, people who need to relocate with their work or homeowners who are having difficulty in selling their own properties. 


Increasingly, large numbers of people are entering the ‘Buy to Let’ sector as an opportunity for investment.

 

As a result, Landlords have come to expect extensive knowledge and expertise from the Agency they choose to act in their interests.

Brief guide to our services

  • Advice on letting your property.
  • Rental evaluation and market appraisal, provision of property details with colour photographs.
  • Advertising of your rental property in local publications/on our website.
  • Accompanied viewings and finding of a suitable tenant.
  • Status enquiries/references and credit checks of prospective tenants.
  • Obtaining security deposit/rent guarantee.
  • Obtaining competitive quotes for insurance.
  • Organising/preparing the Inventory and check-in (additional charge).
  • Preparing Tenancy Agreement and Legal Notices.
  • Arranging transfer of utilities to tenant’s name and establishing council tax and water rates in tenant’s name.
  • Advising on compliance with safety regulations for gas/electricity supplies etc. 
  • Collecting monthly rental payments and providing monthly accounting to landlords.
  • Arranging annual gas safety checks (chargeable).
  • Periodic inspection of the property and reporting of any problems.
  • Obtaining competitive quotations and, upon approval, arranging for necessary repairs/maintenance to be carried out.
  • Contacting the Tenant and arranging for renewals and/or check-out as necessary.

At Normans Property Group, we let and manage a variety of residential and commercial properties throughout the West of Essex and the North and East of London. 


As members of the Deposit Protection Service, all security deposits are submitted and protected in a government-approved scheme and fully bonded. 


Our database features hundreds of properties and we are sure that with our local knowledge and expertise, we will be able to find you a property to suit your needs.


NB: Please keep in mind that a range of rigorous checks on all prospective tenants will be carried out and we will require at least one full month’s rent as a deposit and one month’s rent paid in advance. Should you be uncertain as to your suitability or have specific requirements, please contact us.

We will:


  • Advise you on letting your property.
  • Provide you with a valuation and market appraisal.
  • Provide photography, advertisement and marketing of your property.
  • Successfully advertise your property in local publications / our website and further portals.
  • Accompany viewings and use all reasonable endeavours of finding suitable tenants. 
  • Obtain documentation, references and credit checks of all prospective Tenants and Guarantors (if applicable).
  • Prepare tenancy agreements, and legal notices, and collect necessary funds.
  • Obtain competitive quotes for insurance.
  • Organise/prepare an Inventory and check-in (additional charge).
  • Organise an introduction meeting of all parties, thus tenants will occupy the property.
  • Pay necessary funds into your account (including invoice/statement).


NB: Please note that the landlord will be responsible for returning the tenant’s security deposit, less any deductions at the end of tenancy, the landlord will be responsible for the collection of all rent due, the landlord will be responsible to attend any maintenance problems, dealing with the tenant in all instances, the landlord will be responsible for tenants checking in and out the property at commencement and expiry of the tenancy.

In addition to our letting-only service, we will:


  • Submit security deposit to DPS (Deposit Protection Service).
  • Advise on compliance with safety regulations for gas/electricity supplies etc.
  • Administrate and arrange the transfer of all utilities to the tenant’s name. 
  • Collect and pay monthly rent into specified accounts providing invoices/statements.
  • Arrange annual gas safety checks (chargeable). 
  • Inspect the property every quarter and report any problems.
  • Maintain all parties’ enquiries. 
  • Obtain competitive quotations and, upon approval, arrange for necessary repairs/maintenance to be carried out. 
  • Contact the tenant and arrange for renewals and/or check-out as necessary.
  • Take necessary steps to recover any money owed in case of any arrears or outstanding payment(s) of rent.
  • Issue lawful notice(s) to vacate the premises or to debate a nuisance should it be necessary.
  • Arrange for alternative tenants when existing tenants vacate, usually within the notice period to avoid breaks in rent.

Lease

In addition to our letting-only and management service, we will:


  • Carry out and pay for repairs to the property upon approval (maximum of £100.00).
  • Provide all necessary certificates free of charge (CP12, EICR, EPC, PAT, FIRE).
  • Arrange for alternative tenants with no void periods while the property is under our lease
